Price and prepare the property for rent
As part of our seamless system, BPS will run & compare market rent values in your property's location and suggest a competitive market rental price accordingly. We perform a thorough walk-through inspection of your property to verify that the property meets general Baltimore, Maryland rental housing standards. Our inspection will also include recommendations for cosmetic repairs or improvements needed to enhance and attract occupancy. We can advise our clients accordingly, given our own active involvement in the Baltimore, Maryland Real Estate Market.
Marketing your property

Application processing & Screening
Baltimore Property Solutions will screen every adult applicant through our required and comprehensive lease application, that provides us with the information necessary to determine which applicant is the best fit for your property. At this point we can see if the applicant meets our income requirements for the available unit and also credit score criteria. Once we have confirmed both, we then proceed with scheduling a showing for the availabe unit.
Credit/Criminal Background Check
All applicants are screened through our nationwide background check database, that provides comprehensive and extensive reporting. Under no circumstances do we allow occupancy from applicants that have prior evictions on their report within the last 7 years. We also check for credit worthiness, pay-off delinquencies, and require a minimum credit score of 570. Our background check reporting also provides registered sex offender database information for immediate refusal if present.
Once we have secured several a prospective tenant, we will then secure the lease with our client landlord rights in mind. Tenants will find our lease to be transparent, straight forward, and easy to uphold. In cases where our lease needs defending, we are well acquainted with our company lease and maintain a consistent pattern of successful outcomes in Maryland Rent Court Jurisdictions, when the lease needs to be enforced. Our minimum lease term for all applicants that apply is a 1 year minimum.
Tenant Move-In Oversight
BPS will oversee the move-in of your newly secured tenants for occupancy of the unit. We perform a thorough visual inspection walk-through of the property with the newly placed tenant when we meet at the property for key exchange. "If" there are any valid defects that conflict with Maryland Housing criteria or last minute repair request that are within reason, these items are recorded, examined with our client, and an agreeing of repair within 30 Days is recorded. We then have our tenant sign our move-in, move-out report form to record your property's condition prior to occupancy, and expectancy's for move-out departure.
